What Is Lender-Placed Insurance and How Do You Avoid It


Lender-placed insurance — also called force-placed insurance — is coverage a mortgage lender or servicer purchases on your behalf when your own policy lapses, is cancelled, or fails to meet the lender's requirements. It protects the lender's interest in the property. It does not protect yours.

 

Force-placed policies are typically more expensive than market-rate coverage, carry limited terms, and offer no protection for the property owner beyond the lender's collateral. The lender charges the cost back to the borrower, often through an escrow adjustment or added to the loan balance. Investors who carry multiple properties are especially exposed: a lapse on one property in a portfolio can trigger lender-placed coverage across multiple loans if the same lender holds them.

 

The way to avoid it is straightforward: keep continuous, lender-compliant coverage in place and work with an agency that understands what lenders require.   • Commercial property insurance: Covers the physical structure against fire, wind, water damage, vandalism, and other covered perils. This is the foundational coverage lenders require and the one most directly tied to lender-placed insurance risk.
  • General liability insurance: Covers bodily injury and property damage claims arising from the property — a tenant's guest who slips on a wet floor, a contractor injured during a repair, a visitor injured in a common area.
